The site provides a residential development opportunity in Rodley, a village to the north-west of Leeds city centre. It is located midway
between Leeds city centre to the south east, and Bradford city centre to the south west, both around 5.5
miles away. Leeds lies within the fourth most populous urban area in the UK and is well connected via the A1 and M62 motorways and via Leeds Train Station. Regular trains run to London Kings Cross within 2 hours 15 minutes. Leeds
Bradford International Airport is located 5.5 miles from the subject site and connects the city internationally.
Access to the site is from Town Street and Moss Bridge Road via a swing bridge over the Leeds-Liverpool canal. The swing bridge is currently in a state of disrepair and is proposed to be removed and replaced due to its age and condition. A new swing bridge will be constructed to form a suitable access to the proposed development from Moss Bridge Road. The site has been removed from Flood Zone 2 and is now in Flood Zone 1.
